Holy cow it’s hard to believe it’s already 2010 and January is flying by. With that said, there’s lots of great things going on in Murphy NC real estate right now. In fact, for number nerds out there like me, you’ll love this edition of our real estate market update. For those of you who want the information quick and conveniently, I’ll give you a fast summary before I get to all the dirty details of what happened. 2009 has proven to be a great year for improvements here in Cherokee County. In fact, 2009 has all the indicators that the market is improving and is doing all the right things. I’ll follow with more detail later, but overall in comparison with 2008, 2009 had more sales, properties sold faster, and the amount of properties available for sale was less. These three items are absolutely essential to stabilizing a real estate market, and that’s exactly what has happened. I believe with every bone in my body than 2010 will be even better than 2009. I’m expecting great things.

 Now on to the facts of the real estate market – no fluff, no bull, just facts. Forget what you hear on the radio, watch on the TV, or read on the internet. Here’s statistical facts of what happened in 2009 vs. 2008.

Residential Properties (Homes)

2010 - Year of Growth!!!
  • Sales increased every single quarter excluding Q1 (first quarter). In fact Q4 (fourth quarter, and so forth) saw an astounding increase in value of 53% over 2008! That’s impressive by anyone’s standards and indicates buyers are becoming more willing to buy, which is the most important factor.
  • The supply of homes decreased every single quarter across the board. The less supply there is on the market, the more demand will go up.
  • Days on Market for sold properties decreased in every quarter, which means homes sold faster than in 2008.
  • Average Home Selling Prices decreased every quarter. The average price of homes selling in Cherokee County fell every quarter indicating prices have fallen and buyer’s price bracket/comfort zone has shifted lower in 2009.
  • The list to sale price ratio held steady. The average home sold for 90-92% of list price in 2008 and 2009. This is a solid number when many real estate markets across the country fell significantly below our range.

Land

  • Volume had mixed results. Half the year was up from 2008 in number of transactions, half the year was down. Q1 represented the worst quarter in land transactions we’ve seen averaging a mere 7 transactions per month. Once Q2 hit, transactions jumped back into double digits with similar results the rest of the year.
  • Like homes, the supply of land decreased every single quarter across the board. The less supply there is on the market, the more demand will go up.
  • Again like homes, the Average Land Selling Prices decreased every quarter. The average price of land selling in Cherokee County fell every quarter indicating prices have fallen, and for land, they have. There are more than 2,000 parcels of land for sale in Cherokee County, and prices must be aggressive to get them sold.
  • The Average Days on Market fell in every quarter except Q3. We believe this was caused because of land prices falling and property owners realizing the trend dropped some prices and caused buyers to snatch them up faster than before. This is a great thing – they’re selling!

January has only 4 sales recorded on the MLS system as of today. With that said, I know there is a lot of real estate pending right now. Every RE/MAX Realtor in Murphy is experiencing quite a busy month. There’s a lot of people planning to come in the Spring! Right now we are doing a lot of prospecting to get them here so they can find the property they want to buy. There’s a lot of buyers on the sidelines looking to get in to the market!

Cherokee County and Murphy NC Septic Permits May Be Extended at NO Cost!

Thanks to the North Carolina Association of County Commissioners, many of the septic permits that were set to expire are automatically extended to as long as Jan 1st, 2014.

The bill is designed to extend the life of certain state development permits and approvals for builders who have put a project on hold due to the economic situation. The bill affects any permit that was current and valid at any point between January 1st, 2008 and December 31st, 2010. This means any permit  that was active on January 1st of 2008 shall be automatically extended.

This will help many developers and property owners not need to put a septic system in the ground right away. This is a good bill that will help many people. Thank you NC Commissioners!

How far is this property from a paved road? Not far. The gravel road leading to it is only a 100 yards or so long. You then are on Donley, which is a very well maintained gravel state maintained road. It’s about a mile or two on it and then its state paved the rest of the way.

Are there utilities closeby? Yes. You would have the power company bring in a power line and you are only a 100 yards or so away from the closest line, so that will be easy.

How close is the nearest home? 200 yards away or something like that.

How far is this from a major highway? Probably 3-5 miles from Highway 294 and 16-20 miles form US 64.

How close is the closest town (shopping, supermarket, drug store, etc?). 10 minutes or so to Turtletown, Tennessee and about 20-25 minutes from Murphy.

Where exactly is the property located in Cherokee County? It is on the west side of Cherokee County in a community known as Wehutty.

Is this land flat or hilly? Rolling is a better word. Great homesite right by the road if you wanted easy access with a very nice mountain view. On the Google Map above, you can even see a terrain view of the surrounding area.

Is it all dry and buildable? Absolutely. The homesite is around 1,875 feet elevation and you will have no trouble building.

Are there other utilities in the area? Power and telephone. You’ll need to sink a well for water. Cherokee Well can do that for you.

Owassa Road in Murphy NC

OwassaVery seldom do you see a place in the United States have a unique name. In Murphy, we see many Indian and other names which you’re unlikely to see anywhere else. Today on our way back from visiting family in Pensacola, FL, I noticed a sign I never thought I’d see! I took this picture from my Blackberry driving 70 mph on a highway, and I’m surprised it even came out legible!

Owassa is a road on the Northwestern side of Cherokee County. Although it takes 20-30 minutes to get to from town, there’s some amazing sights there.

The largest attractions around Owassa Road is threefold: US Forest Service / Nantahala Forest land, Lake Appalachia, and privacy.

Owassa Road is in the Hiwassee Dam community of Murphy, North Carolina. It is accessible from the Northern part of Highway 294 and off of Camp Creek Road. It is also the road that leads into one of Lake Appalachia’s few communities with real estate for sale. It leads to Wilderness Lake Estates which offers lake views and lake front on of the most private communities.

Facing Foreclosure? Tell Your Partner! Work Together and with a Professional

Foreclosure means a whole lot of things to a lot of people. For a buyer, it means an opportunity to buy a property at a, hopefully, substantial discount. To a property owner, it means their world has been turned entirely upside down. It’s a major loss and invasion to have someone you don’t know come in and take away the place you call home.

In a majority of foreclosures, one of the homeowners hides it from the spouse. Usually, the partner keeping the secret is the person responsible for paying the bills and is (or feels) responsible for causing the problem and fixing it. This partner may feel like a failure for not properly managing the finances or for overspending, or the person may be using the family finances to support an embarrassing and costly habit.

Attempting to sweep the foreclosure under the rug can compound the problem in any or all of the following ways:
  • Makes you more susceptible to becoming a victim of foreclosure rescue scams. One of the con artist’s most powerful strategies is divide and conquer. They will offer ways to avoid foreclosure so your partner “never has to know about it.” They are afraid that the more people “know about it,” the more likely they will get caught.
  • Removes one of your pillars of support. As a couple, you have a much better chance of improving the outcome than by acting alone. Your partner may have some excellent ideas and resources to help save your home.
  • Wastes time. The longer you try to keep the secret without taking positive steps to resolve the problem with your lender, the less time you have to save your home, sell it, or pursue other options.
  • Leads to distrust with your partner, who will eventually find out anyway.
Remember, your partner is going to eventually find out about the foreclosure. It’s always better if your partner finds out earlier from you rather than later from a stranger… like when the sheriff shows up to evict you and your family from your home or the person who purchased the home at auction shows up at the front door.

Communication Is Key

If you and your partner can’t have an honest discussion about household finances and troublesome behaviors, then your entire relationship is already at risk. Look at the foreclosure as an opportunity to become open and honest and build intimacy. Either your relationship will not survive, meaning it was not worth trying to save in the first place, or it will deepen and become more rewarding over time.
Financial Setback + Communication Breakdown = Loss of Home and Equity
What is equity? Equity is the amount of money that you get to keep after you sell your home and pay back the debt you owe on it.
Adding communication back into the equation gives you and your partner a much better chance of addressing the underlying financial shortfall and ultimately saving your home or selling it to cash out enough equity to make a graceful exit.
Whether you’re currently facing foreclosure or have just missed one or two mortgage payments, tell your partner immediately. Losing your home in a vain attempt to avoid an uncomfortable discussion with your partner is the wrong approach.

Avoid the Worst Options

The worst option in foreclosure is to try to sweep the problem under the rug. Well, actually there are three “worst” options:
  • The absolute worst option is to deal with a con artist who’s out to steal your home through some foreclosure scam or strip you of the equity in it.
  • The next worst option is to do nothing. When you do nothing, the lender forecloses, the property is sold, and you’re evicted. You can say “so long” to both the property and any equity you built up in it.
  • Another bad option is choose a solution that puts you right back on the path to future foreclosure. Some people, for example, borrow money to reinstate the loan – that is, bring the payments current with the bank.
  • This is a viable solution if the financial setback was temporary and you will have sufficient income to start making payments on your mortgage and on the money you borrowed to reinstate. However, if you are unable to make the monthly payments, you will probably be better off selling the home and finding more affordable accommodations.

Overcoming Your Fears

If you are afraid of telling your partner, then ask another family member, a close friend, a financial counselor, a marriage counselor, or someone else that you and your partner both feel comfortable talking with and that you both trust to help you break the bad news.
An unbiased third party can act as an intermediary, laying out the facts more rationally, so arguments do not get in the way of a full disclosure. You want to come clean and lay all the facts and figures on the table so you and your partner know what you are dealing with.
Remember, what has happened is in the past. You and your partner can do nothing to fix what has already happened. You can only make things better now and for your future together.
