Brasstown Bald in Blairsville GA

Brasstown Bald TowerA short drive away is Brasstown Bald in Blairsville GA. It is managed by the US Forest Service and is the highest point in the state of Georgia. At 4,784 feet in elevation, it is home to some incredible mountain views in every direction. You can see four states from it’s peak: Georgia, Tennessee, North Carolina, and South Carolina.

Incredibly enough, Cherokee County NC has two points on the county corners that reach 5,040 feet in elevation (the highest points in the county), yet none are easily accessible. That makes Brasstown Bald that much more of a treat because it can easily be reached by car on a paved road with a transport van taking you to the summit. There are many more miles of trails you can walk to really enjoy all that nature has to offer.

Directions to Brasstown Bald from Murphy NC: Take 64 West to a left on 19/129 at the traffic light by the Flea Market and Hot Spot gas station. Follow into GA and Blairsville. Go straight through the traffic light to pass McDonalds. Take a left on the next traffic light on Blue Ridge Street. Go to the traffic circle and take the 2nd exit on GA-11/19/129. Go to a left on State Route 180. Go to a left on 180 Spur to top. You’ll see many signs to guide you, especially once you turn on 180.

Excellent Service From Separate Sides of The Planet!

When we first decided to explore properties in Cherokee County, NC, we had contacted several Realtors of homes for sale we found listed online. Then we found The Poltrock Team’s listing on Realtor.com.  John impressed us with his professionalism when we made our initial contact.  John Poltrock stood out among the others with his positive, professional attitude.

John immediately impressed us with his willingness to go above and beyond to meet our needs and help us make our purchase.  When John said, “Let me know if there’s anything I can do to earn your business,” little did we know how truly dedicated he was to that statement!

John was readily available despite the fact we were on separate sides of the planet!  Because we were working on a US Military base overseas, we were not able to have in-person, face-to-face meetings with John when we decided upon the purchase of our home.  John pulled out all the stops to utilize technology to help us “visit” the home via “inter-continental” video chat, viewing via Facetime!  John offered much appreciated expertise that made our long-distance purchase possible!

After we made our offer on the home, John earned our trust by connecting us with quality professionals for just about every aspect of our long-distance purchase.  We just can’t say enough about the positive experience we had! Our closing “walk-through” was done electronically and uploaded to YouTube so we could share our good news with family and friends.

The excellent service provided by John not only helped us become homeowners, he helped us feel a part of the community.

I highly recommend John Poltrock and hope some of my friends overseas will contact him too!  He showed a keen ability to provide exemplary service from literally a half-planet away!  Thank you! Thank you! Thank you!

Panther Top Fire Tower Overlooks Murphy NC and Cherokee County

Panther Top Panoramic ViewMurphy NC can brag about one fine fire lookout station located here in Cherokee County. It is called the Panther Top Lookout Tower. Although it is not used as an active fire watch, it is used as a radio point for the Forest Service employees. It is normally gated off and cannot be accessed by vehicle, you can hike to it just about year around. They do open the road a couple times a year so you can check with the forest service with WKRK for availability. Even though it isn’t always open, it’s certainly a great Thing to Do when you’re here in Murphy NC.

The tower itself rises approximately 30′ in the air and was built in 1940. It has since been remodeled. It is situated on a summit that rises to 2,293 feet, so you get one amazing view. You can see all our pictures we took right here in this post. Amazing! Be sure to click the pictures to see larger images if you want. You can even see Lake Hiwassee in the distance.

To get to the fire tower, drive west on US 64 about 7 miles and turn right on Ranger Road. Drive 2.3 miles to a T and turn right on Panther Top Road.  Continue 1.0 mi. until the pavement ends and the road forks.  Take the right fork. And go toward the Panther Top Shooting Range.  Zero your odometer and follow the gravel road 1.2 mi. to where FS 85 actually turns left and uphill and FS 85A continues straight.  The junction can be missed easily if you are not watching for it.  FS 85 is normally gated to the tower itself.

Murphy NC Real Estate Market 2013 SOLD Update and Market Statistics

It’s official! I have completed the Murphy NC Real Estate Market Statistics for 2013, we have some great information to share with you! The market showing signs of healing and there’s good news abroad. We send out our SOLD Real Estate Update every 3 months, so be sure to join our update for this information, exclusive market research, and all the SOLD real estate for that quarter – including pictures, prices, and more!

REMAX Number 1 LogoRecent Murphy Area Statistics courtesy of Phyllis Blackmon of the Cherokee County NC Chamber of Commerce:

•$35.3 Million were spent in Cherokee County by tourists in 2013. That’s up 4.2% from 2012.

•Those dollars are directly responsible for approximately 290 jobs.

•Where did they come from? Great question! Based on Chamber of Commerce records:

•37% are from FL

•13% come from GA

•7% come from NC (outside of Cherokee County)

•3% from AL

•2% from foreign countries

•October is the most recent published unemployment numbers and it is down to 9.5%. That is down substantially from a high of more than 16%.

In the real estate world, 2013 provided the best market we’ve seen since the “boom.” 449 homes sold in 2013, which is 30.9% more than 2012, 53.2% more than 2011, and 61.5% more than 2010. That is huge improvements! You’ll see the figures and sales in the attached chart which includes monthly sales and a chart so you can see activity by each month. It’s a great way to notice trends of which months are busiest. Bear in mind the activity reflects contracts from 30 days earlier. So a closing in March most likely originated from February and so on.

You’ll also notice little change in the average price of houses that are selling. This chart indicates the price point of the average buyer is purchasing at. Even though this number continues to stay at the same levels, we’ve noticed substantially more home sales in most every price point of the market place, including the $200,000+ range. That particular segment of the market struggled for several years to have sales of any volume and we have seen more than in any year since about 2008/09. That’s great! And one question that always still looms is regarding foreclosures. There are still foreclosures in the marketplace, and they currently make up only 17.7% of house sales. The rest are traditional folks selling their property.

Land sales continue to remain on par with what they have for a number of years now. Each quarter average between 9-14 sales per month while inventory remains high approaching 800 parcels available for sale. Even at that, inventory has reduced substantially from a high of 2,701 parcels in Q3 of 2008. As time moves on, this market will rebound especially as house prices recover/rise or if available inventory isn’t desired and building becomes even more attractive.

Blue Ridge Mountain EMC may be your Power Company, Internet, and even TV

When it comes to utilities in Murphy, NC, or any other place for that matter, hardly anything is more important than having power to your home. Blue Ridge Mountain Electric Membership Corporation, or as most people call it, Blue Ridge EMC, is likely one of the largest power companies in our area. They serve not only Cherokee County, but also a large area in Northeast Georgia.

BREMC LogoSince we have a total of four power companies that serve our area, The location of your home dictates which company you choose. There’s a very good likelihood that BREMC may be your power company since they serve the largest geographic area. However, you will want to verify that.

When you call to set up service, you will need both the address of the property and the meter number on the home. They will not set up your service without the meter number, so ensure you do have it.

Since they distribute power courtesy of the TVA that is generated via hydroelectric dam, their rates are typically very affordable.

If you are fortunate enough to live in an area where they provide Internet, you will love their service! They offer fiber-optic Internet and also some direct point-to-point Internet. They can easily accommodate speeds of 20+ megabytes per second. You do have to check availability for this because it is only available in select locations.

Also if you have fiber optic service available at your home, they can provide TV service AND home telephone in addition to your internet! With packages varying, they start around $99 per month for all 3 services. If fiber optic is not available at your house, than you’ll want to go with our traditional land line phone company.

In the event of a power outage, they are very responsive! They have a wonderful crew that gets out and gets power operating as quickly as possible. They really are good folks.

Whether you’re moving in or just exploring utility options with Blue Ridge Mountain coverage, we’re here to help. Reach out via Murphy NC Real Estate.

Buying A Home Was Easy With The Poltrock Team

I found out about The Poltrock Team from their various billboards throughout Cherokee County – but I also know Jessica and talk to her at the office where I work.  I decided to work with the team because of John’s eagerness and enthusiasm.  The most helpful thing during my real estate transactions were all the emails of homes that John sent – pictures and prices of homes that appealed to me.

My real estate experience with The Poltrock Team was awesome and I would absolutely work with them again should the need arise!

Looking for a real estate team that truly cares? Choose Murphy NC Real Estate and let the team guide you home.
