Tracy PortraitI was looking for a lot to build a mountain get-away.  I had viewed some lots online and took a ride up to Murphy NC to casually look at them.  One of the lots we looked at was not the greatest, but we decided to drive up to the top of Five Forks to check out the view.  When we got to the top, the view was simply stunning.  A Chevy Silverado backed up and the driver asked us a few questions.  By sheer luck, John Poltrock happened to be up there looking at a property to list.  He advised me of a lot available with the awesome view, and it happened to be at a very attractive price.

John offered some very good referrals for a surveyor and builder.  His Gotta Guy List was extremely helpful! After a few weeks contemplating the purchase, we made an offer.  John was very professional and responsive.  I will also note that while we were just looking, John was never pushy or rude.

In the end, I feel we bought a great lot at a great price!  We believe John is a great Realtor and would recommend him very highly!

Gated Developments and Subdivisions in Murphy, NC

Gated developments are something rather new here in Murphy, North Carolina. They are becoming far more frequent with mid to upper scale developments and subdivisions. When you’re looking to buy a lot for sale in Murphy, North Carolina, a gated entrance may be something you do or do not want.

Iron Gate - Gated Entrances in Murphy NC Real Estate, Homes, and LandGated entrances certainly serve a good purpose at keeping those that don’t belong out. Not only that, they often look impressive. Generally speaking, gates are left open during the day here in Murphy NC. Many operate on timers or light sensors and close at dusk. You’ll find that most don’t stay closed during the day.

Many folks from areas other than Murphy consider gated developments as being “uppety” and full of rigid restrictions and covenants that don’t allow them to use their property in the way they want. Bear in mind Murphy’s developments are not like those of Florida, Michigan, and other places. We don’t have the Nazi home owner’s association that measure grass or anything like that (thankfully!). The homeowner’s associations here are largely in place to only maintain the roads, common areas, and well water supplies for the development. Five Forks is a gated subdevelopment in the Martin’s Creek community nestled in the mountains of Murphy, North Carolina. It is largely respected as one of the finer and better done cabin and chalet developments in Cherokee County. It is complete with a gated entrance that closes at dusk, paved roads, underground utilities, community water system, and spectacular long range views. In fact, you can overlook the mountains of North Carolina and Georgia and even see Lake Nottley in the distance. The raw land tract that would become Five forks, or just 5 Forks as a few folks write it, was originally owned by developer Manny Hernandez. The site plan and much of the orchestration was done by our very own RE/MAX mountain Properties Broker/Owner, David Ritz. It wasn’t acquired as one single tract. Rather, Phase 1 was done and then additional parcels were purchased and added to the development over time.

The paved roads are a huge asset. With double lane, paved roads coming into Five Forks, it makes travel a breeze. Much of the other developments in the area lack wide roads and can cause issues when two vehicles approach at the same time. Jonathan Wells (of Wells Contracting) built the initial phase of roads, Chris Dockery, and Bill Cook are the men largely responsible for putting in the road system. As you come in the entrance, you cross a large tract of land and a good thing for the community is that Five Forks owns the road coming in – it doesn’t just have an easement like many do.

It contains 129 lots  ranging from less than an acre to over five acres.

For those who enjoy the outdoors, Five Forks is laced with walking trails and a road system that is perfect for getting out and taking a stroll by yourself, with friends, family, or pets. It even has an outdoor picnic facility complete with a restroom.

Five Forks is well known as a chalet and cabin type community. All of the homes there have earth tone colors and are designed to make you feel like you’re “in the woods” while not secluded and by yourself. Homes in Five Forks start in the 100’s and go to the highest real estate transaction on record at $449,000 (as of this writing).

Interesting Facts on Five Forks

  • Five Forks has a tract 11.63+/- acre tract right in the middle of it that’s not part of Five Forks. It cannot be accessed through the Five Forks entrance, but rather must use Grape Thicket Road and come in through a side entrance.
  • The lots on the Northwestern side of Five Forks (which used to be part of tracts that were part of Grape Thicket) have a secondary right-of-way to come in through Grape Thicket Road. Although this is not as desireable an entrance, it is useable. The large parcel in the middle of Five Forks only has right-of-way through Grape Thicket and cannot use Five Forks’ main entrance.
  • The success of Five Forks is largely contributed to impeccable market timing, great paved roads, competetive pricing, good design, and huge, long range mountain views. Original prices started out around $25,000 and up.
  • Many of the homes built in Five Forks were built by Chris Twiggs, Mark Thorsen, John Ritz, and Ray Newcomb.

To Pave or not to Pave – That is the Question for My Murphy NC Real Estate

A Freshly Paved Road in Murphy NCIt seems intuitive that paved roads are certainly an advantage when it comes to your real estate – regardless of whether it’s on a home or land. It makes travel much smoother, quieter, and overall a better experience. 

The majority of state maintained roads are all paved, with only a few exceptions in the further regions and communities of Cherokee County. Many of the residential areas of Murphy, North Carolina lack paved roads.  A few major subdivisions (most of which are relatively new) offer their residents pavement, such as Wolf Mountain Estates and Five Forks development in Murphy NC.

Interestingly enough, paving seems to not be a major driving force in lot sales. Regular raw land had a mere difference of $2,000 to have paving versus not. If you’re looking to boost the value of your vacant lot, paving does not seem to be the way to go. In fact, it seems that it would cost you more to have it done than it would return. Investment standpoint – don’t pave vacant land.

When it comes to homes, there’s more of a difference. In the past six months, homes with pavement (whether it be concrete or asphalt) sold for an average of $10,792 more.

Depending on how much paving you’ll need, it would likely be a worthy investment in your property. Based on the research I’ve done, the main reason you should do it, however, is because you want to enjoy it for yourself – not because you’re looking to make a return on your money.
