The Poltrock Team wins the Gold Award from The Mountain Lakes Board of RealtorsThe Poltrock Team is proud to announce that we have achieved the Mountain Lakes Board of Realtors Gold Award for 2022 sales! This award is the highest sales accolade that can be attained from the Board. To achieve it, our team had to sell $10,000,000 in volume and 48 units or more per agent. We are thrilled to announce that all 5 licensed team members have met these criteria and been awarded Gold!

It is no small feat to qualify for this award; it takes dedication, hard work, and perseverance. Our highly experienced agents strive for excellence with each and every real estate transaction. The Accredited Buyer’s Representative course, or ABR, is designed specifically for Realtors who work with home buyers. It is produced by the National Association of Realtors and was sponsored this week by the Mountain Lakes Board of Realtors, which is our local Realtor organization. It’s a great course to make certain real estate agents are on the cutting edge of technology, education, and experience to ensure those who buy real estate have a true professional represent them in the buying process.

What is also great is that not only Donna Srabian and Wayne Cofer of The Poltrock Team at RE/MAX, we also have other RE/MAX agents from Murphy NC! Randy Dockery, Amity Ledford, and Lori Curtis also attend and pass the course.

Today was the annual Mountain Lakes Board of Realtors meeting where real estate agents from all companies in the area met to vote on who was going to serve on the Board of Directors. John Poltrock served as the Secretary this past year and is now elected to a 3 year period as a Director. It is a great opportunity to work with other agents in the area and make it better for all the agents in the area to work together, help our customers and friends, and sell real estate 🙂

Scholarships Given by Mountain Lakes Board of Realtors to 2014 Seniors

scholarship picture 2014The Mountain Lakes Board of Realtors, headquartered in Murphy NC, gives out scholarships to graduating high school seniors each year. The funds are generously donated by our local Realtors. Students in Cherokee, Clay, and Graham Counties are eligible. Earlier this year, we were able to give out three $1,000 scholarships to these amazing students. Having been the chair person of the Scholarship Committee for the past several years, it’s always an honor to award it to such deserving kids. We wish you the best!

Mountain Lakes Board of Realtor Scholarship are Awarded to Murphy NC and Other Students

This year was a great year for some amazing and quite deserving students. The Board was able to award 5 scholarships to different students to help them with their future education! Recipients were from Murphy NC, Robbinsville NC, and Hayesville NC. Two recipients are not pictured here.

Congratulations to the 2013 winners! You most certainly deserve it and we wish you the best of luck in your future.

Scholarships Are Being Given in Murphy NC and Surrounding Areas

At this time of year, I have the privilege of sitting on several scholarship committees where we get to interview many of the areas High School Seniors and award them with scholarships. The best part is, many of the scholarships cover not only the Cherokee County/Murphy NC area, but Robbinsville, Hayesville, and beyond. It’s an amazing opportunity. Every year there are some outstanding graduates who have accomplished unparalleled feats – all before they even go to college. The talent, skill, and genuine-ness (is that even a word!?) is something to be admired. Not only that, our local teachers need to be commended for helping them grow to be the person they are and the future that lays before them.

Mountain Lakes Board of Realtors Scholarship – this one is provided by our local Board of Realtors to a graduating Senior. Many area Realtors contribute this fund to give to a worthy graduate in the area covered by the Board of Realtors. This is always the one I contribute to as I get to have active roll in the process and get to meet the recipients.

The Community Foundation of Western North Carolina – this is a non-profit group that manages not only one scholarship, but many that cover all of Western North Carolina. They issued several to Cherokee County Students, and an astounding  106 awards to 101 students with a grand total of $284,500 scholarships – for 2010 alone. I’ve worked and/or met with many of the staff here and they are an amazing group of professionals who help make higher education possible for many of WNC’s best and brightest. Thank you for all your help and hard work!

With all this said, Congratulations to all graduating Seniors.

What’s Happened to the Value of My Real Estate in Murphy, North Carolina?

Real estate in Murphy NC, as for most of the United States, is a high topic of conversation. Whether it’s about an individual home or land or the prices of them, you can expect to hear about it at any local hangout. Now, most folks don’t walk around and openly say, "my home is worth a gajillion dollars," but they do watch what’s selling and for sale in their neighborhood.What's the value of my Murphy NC Real Estate???

So it’s natural to wonder, "What’s happened to my property value over the last few years?"

Since Murphy, NC doesn’t have subdivisions with 100’s of the exact same house, it’s difficult to track a definite percentage of how much our market has adjusted. Fortunately, there’s still a good way to calculate it based on a popular style of houses. Like most areas, we do have a popular style. And nope, it’s not stucco, brick, or any of the common houses you see in primary markets. We have a popular home style called the chalet.

Because we have many chalets for sale and in turn help families buy a lot of them, we can get a rough idea of what the market has done. Without a doubt, these numbers will not apply to every home – especially unique ones. This is intended to give you a benchmark.

The large and short of it is that we have seen sale prices decline about 11.74% over the last 20 months. The stock market has lost 13.3% in 2008 alone (based on the DJIA index). With that said, it appears your money is far more stable and secure in the tangible asset of real estate rather than stocks.

This chart is a great indicator as to how the market trends. The year 2007 was our transition year where values began to decline. One of the largest indicators as to this is that days on market practically doubled while prices still increased. This indicates that although there was appreciation, it took longer for buyers to find and buy homes on the market. Since days on market is remaining quite stable, it shows a strong sign our market is reaching the "trough" (or bottom) of the business cycle.

Since it looks like we’re riding the wave at the bottom of the market, now is a great time to buy. You can purchase your real estate at low prices that we haven’t seen in years. If you’re waiting for the market to go up, you’ll miss out on huge amounts of appreciation that’s in store for us soon.

John Poltrock Million Dollar Club

Just released in the Cherokee Scout Newspaper, the announcement of the Mountain Lakes Board of Realtors 2007 Million Dollar Club achievers! Congratulations to everyone who reached their goals in 2007.

It is folks like these who make valuable contributions to our community and economy. Many of the agents in this class and production level donate their time and money to things like the Mountain Lakes Board Scholarship which is given to outstanding students in areas our Board services to help offset the cost of loans.

When the Million Dollar Club winners are calculated based on production, it is done by sides involved. For example, if a $100,000 home is sold, the "listing agent" would only be allotted $50,000 toward his production level if another agent sold it. If the "listing agent" also worked with the buyer, the full $100,000 would be allotted toward their production. A minimum of $1,000,000 in production is required for that club and $750,000 in production to be awarded the Diamond Club award. Some folks have the misconception it is how much money that person made last year, and I can assure you it is not how much money that person made.

Again, congratulations to all of our Realtors who achieved a spectacular level of production and professionalism.
