What is Month’s Supply in Real Estate Statistics

In Murphy NC and real estate markets all over the United States,  “Month’s Supply” is a term used to determine what kind of real estate market a property is in. It makes more sense when you see it calculated, so here’s the formula:

Number of Homes for Sale / Homes Sold in a Month = Months Supply

This tells you “if not another home was listed, how long would it take to sell what’s actively on the market?” The answer that comes from the formula tells you all sorts of things, and one specific benchmark is if the # is greater than 12 months, it’s generally a buyer’s market. If it’s less than 12 months, it’s generally a seller’s market.

Cherokee Indian Tribe to Put Casino in Murphy NC

That’s right – it was front page news today in The Cherokee Scout.  The Cherokee Indian Tribe has 793+/- acres secured to potentially grow their casino business from the Cherokee to Murphy (the land is actually in Marble, which is between Murphy and Andrews NC). The growth of this enterprise will be a huge influx of capital and jobs to Cherokee County and give our beautiful mountain area another attraction for folks to come and enjoy. The opportunities to be created here are amazing!

How will this affect real estate values? Right now it’s not even happened yet, so the effect won’t be immediate. There likely will be some “land grabbers” who will purchase land around the future casino site as an investment. As the casino is built and future development, restaurants, etc. are built up, surrounding land values will most likely increase. If you’re searching for an investment opportunity, you have the highest opporunity for reward early in the development.

Early April Murphy NC Real Estate Market Update

Good afternoon! If you’re not in Murphy right now, you’re missing out on TONS of rain! It’s coming down by the bucket full!

March proved itself by being a great real estate month! 25 homes sold in March – surpassing every month so far this year. There’s lots of activity on the ground and lots of agents are showing. Many of our properties have been getting a great level of showings and we have quite a few of them under contract. The market has 44 homes pending sale – many of which will close this April.

Generally, anything less than 12 months indicates a seller’s market and anything greater than 12 months is a buyer’s market.

We’re finding this to be a great time to sell – believe it or not! There’s been more activity this year – and we are surpassing 2008 & 2009’s second quarter results already! 2008 averaged only 18 homes per month and 2009 average 21 homes per quarter – that’s a 19% improved over ’09 and a staggering 39% improvement over 2008! Buyer confidence is up and people are itching to buy!

There are still a lot of foreclosures in the process that are “shadow inventory” which are scheduled to come on the market in the future. Foreclosures, short sales, and other economical drivers are pushing prices down as illustrated below:

  • Q1 2009 – $165,888
  • Q2 2009 – $157,442
  • Q3 2009 – $161,964
  • Q4 2009 – $147,195
  • Q1 2010 – $132,809

Likely over this year, we will continue to see a slight decline in prices unless volume of transactions increases tremendously, which is possible! I’m finding in many cases its far better to go ahead and sell properties while they are worth more. Land especially falls in this category with almost 2000 parcels of land for sale, we have a 400 month supply or a 33 YEAR SUPPLY of land for sale! Prices have no where to go with land but down. The large majority of those are lots, which are the most affected.

As I was laying in bed the other night watching an episode of Pawn Stars on the History Channel, I saw where one of the guys bought an old Coca-Cola machine that was a prop for sales guys back in the 1930’s. It was rusted, beaten up, and looked pretty bad. They bought it for $100 and went to a restoration specialist and got it cleaned up for $300 or so bucks.

It looked brand new! It went from being worth $1,000 being a rust bucket to being worth $2,500 cleaned up! That’s a 500% return on his $300! I thought to myself, “I wish I could find a neat investment like that…”

Truth is, I work in it every day! Your Home and Real Estate is one of the largest investments you and I will ever make. You spend tens to hundreds of thousands of dollars on it. You fix it up, put your own personal touches in it, and make it better than when you bought it or built it. Your house works the same exact way as that rusty old Coca-Cola machine. There are certain things you can do to make it show like a million bucks and ultimately cause it to sell faster and for more money than if you didn’t.

For example, a couple just moved out of their home and listed it with us and wanted to make sure that it sold fast and wanted to know what they could do to make it happen.

  1. Pressure wash with a qualified professional. $175 later, the decks look brand new and the house looks like a showcase.
  2. Clean. Even though its vacant, $100 later, it looks totally different.

They’ve invested less than $300 and its going to make their home sell faster and for a higher price than it would without. Every case and every home is different, so there’s places you can invest your money to make your home go for the best possible scenario.

Also be receptive. Everyone asks, “what can I do to my home?” What I find is that even though the words come out of everyone’s mouth, they don’t usually mean it. Whether its because they don’t want to spend the money or just don’t feel like putting forth the effort, most people don’t want to do anything. Ask the question, do the suggestions, and don’t get mad at the messenger! We give suggestions to help you, not hurt your feelings, so please don’t take it that way. Uncle Vern won’t be mad at you if take his picture down for a few months while you’re selling the house!
