This fourth of July was a highly anticipated and much appreciated break for many people, and the same is true in Murphy NC! Yours truly was even looking forward a break and enjoying Lake Hiwassee.

Lake Hiwassee is absolutely beautiful this year. The water level is very high, the dam is in full operation keeping the level high, and all the marinas are in full swing! We got to put our boat in at the Hanging Dog Forest Service Campground and enjoy time with friends and family. Kudos to the Forest Service for the NEW boat launch – it’s great!

Murphy’s downtown fireworks were great! We missed the intro because we were a bit late getting there, and if it is anything like what we saw, it was a phenomenal show!

And most importantly, thank you to all our Veterans and all of those in the Army, Air Force, Marines, Navy, Coast Guard, and all other servicemen who are responsible for making America the greatest nation in the entire world. We owe our freedom to you and the 4th of July celebrates you and all those who have given their lives in the fight to free our nation and keep it free. Thank you for all you do.

This weekend turned out to be bright and gorgeous! After a long day of showing real estate to some prospective buyers on Saturday, it really was a treat to get out boating on Lake Hiwassee this Sunday.

We put in the boat at the Hanging Dog Forest Service area here in Murphy and then rode all the way to the Hiwassee Dam.

This year is exceptionally beautiful because Hiwassee is practically full! After a couple of years with low rainfall and low water levels on Hiwassee, it’s genuinely a treat to see it that full. It’s beautiful with all the Forest Service it has surrounding it, and yesterday was no exception. It’s great to ride for miles and only see nature around. Natural shoreline is certainly the majority on Hiwassee since it’s only 7% developed and Forest Service owns the rest.

If you’ve not been fishing or skiing on Hiwassee, you should! Much of the water is like glass since the channels are long, slender, and blocked from wind by the mountains. You can find a cove and just enjoy yourself and likely not see another person in your cove!

For real estate in the mountains of Murphy NC or to find out what is for sale on Lake Hiwassee, call The POLTROCK TEAM at REMAX Mountain Properties toll free at 1-866-Murphy-NC or 1-866-687-7496 – JohnPoltrock@gmail.com – www.MyMurphy.com

Very young home built by a very reputable builder

and a whole lot more!

COMMONLY ASKED QUESTIONS ABOUT THIS PROPERTY

Could I build another home on the property since there’s so much land? Absolutely! This property is actually comprised of 3 seperate lots put together. The other two have really good homesites on them as well. The well produces enough water to support multiple homes, so there would not even be a need to drill another well. Just go through the permitting process like you would for any other home and you’ll be able to take it from there.

Do I have to pay road or water fees? Nope. This property has its own private well and is a state maintained road almost right to the property. The road to it is paved and it has its own private driveway.

What are the taxes like? The 2008 tax bill was just shy of $1600. It’s currently done as two different parcels and you could possibly save a few bucks on your tax bill by combining the parcels for tax purposes.

How far would I be from town? Less than 5 minutes from downtown Murphy. The nice thing about this home is you’re close to town, own a lot of acreage, and are extremely private.

Where’s the waterfall in relation to the home? About a hundred yards or so away. You can sit on the back porch and listen to it.

Would it make a great rental? Absolutely. Folks tend to like uniqueness and privacy while not being in the boondocks when they rent a vacation home. This is it to a T. The owners themselves don’t have it on any rental pool, so if you would like more information about renting it out when you buy it, you can speak to our rental office to find out more information.

Are there any restrictions? Yup! They’re very basic restrictions that are designed to keep your property values up while still letting you use it. Things like no home less than 975 square feet, no mobile homes, and your dreams of owning a pig farm in the mountains is done for! You can download a set of the Tarheel West restrictions here. (It will reference a road fee but it has been eliminated since the state took over the main road in Tarheel West)

Can I see some documentation on it? Yup! Click here for the survey of the home. Click here for the floor plan. You can also get the restrictions here.

It’s not always about the property you can buy and the types of real estate for sale in Murphy, NC. If there’s nothing to do, it’s no fun! Fortunately if you love the water, Murphy has a lot for everyone. Check out some of the base information available about boating and fishing in Murphy:

Appalachia Lake

Nestled in the Appalachian Mountains of Western North Carolina is Appalachia Lake. This beautiful lake has 31 miles of shoreline and over 1,000 acres of water.
Another advantage is so much Forest Service will limit growth within Cherokee County. With roughly 1/3 of the county being public land, much of it cannot be built on. This will keep much of the natural beauty Murphy has very much alive and intact. It doesn’t take long to figure out why Murphy is still to this day referred to as “God’s Country.”

In Murphy, we see many Indian and other names which you’re unlikely to see anywhere else. Today on our way back from visiting family in Pensacola, FL, I noticed a sign I never thought I’d see! I took this picture from my Blackberry driving 70 mph on a highway, and I’m surprised it even came out legible!

Owassa is a road on the Northwestern side of Cherokee County. Although it takes 20-30 minutes to get to from town, there’s some amazing sights there.

The largest attractions around Owassa Road is threefold: US Forest Service / Nantahala Forest land, Lake Appalachia, and privacy.

Owassa Road is in the Hiwassee Dam community of Murphy, North Carolina. It is accessible from the Northern part of Highway 294 and off of Camp Creek Road. It is also the road that leads into one of Lake Appalachia’s few communities with real estate for sale. It leads to Wilderness Lake Estates which offers lake views and lake front on of the most private communities.

The President is required to give a State of the Union Address, and it’s interesting to think that even something as local as a real estate market deserves such an "address."

Murphy, North Carolina has long been a second home market and will continue to be so. With amazing natural beauty, more than 93,000 acres of US Forest Service, mountain views, and much more, it’s allure runs nationwide. There’s property owners from here all the way to California.

Cherokee County saw 140 transactions in May, all of which came with some monetary consideration. This figure does not include inheritances, give-a-ways, or any of the such. Of that 140, 47 were houses and 94 were land. That’s a great figure averaging out to 1.51 houses and 3 land sales per day. 32 of the homes and 28 pieces of land were handled through the Mountain Lakes Board of Realtors.

Great! Now what does all that mean? Just like the Dow Jones, our transactions vary from month to month. We see a positive uptrend of 9.4% from the month of April.

As the first installment of the "State of the Market," we hope to continue this service and give you valueable data of our market. As financial planning majors, trends mean a lot to us and we’d like to bring them straight to you!
