Five Properties are Annexed into the Town of Murphy, North Carolina

The town of Murphy, NC continues to grow as it annexed five new properties into the city limits. They total about 12 additional acres now inside the limits. The properties that were annexed are:

  • The property where Zaxby’s Chicken joint will soon be opening (on 64 West)
  • The Big D on 64 West
  • an undeveloped parcel beside where the Sonic Drive-In is located
  • a property behind Circuit World on Andrews Road
  • The shopping center property where Monte Alban’s Mexican Restaurant is (also located there is Cherokee Well Drilling). I would expect for them to apply for a license to serve beer at their restaurant soon.

Many property owners are requesting to be annexed, as expected, as a result of the recent passing of the liquor law in the city limits of Murphy. The law allows beer sales by the glass and in retail establishments, as well as allowing restaurants to serve liquor by the drink.

Denied septic permits results in ‘useless’ land - The Cherokee Scout - Cherokee County, N.C.’s local newspaper - News

Septic permits continue to be a hot topic in Cherokee County that literally revolves around… well… crap. I must point out,  we live in a county where one of the most politically involved issues is a septic permit - we’ve got it great here in Murphy!

I recommend, as does any responsible real estate agent in our area, that anyone buying a lot has their property gets a "perc" test as most people call it. This ensures your property can have a septic system installed, and thus have a house built.

Very seldom, that doesn’t mean anything. In this case of the article in the Cherokee Scout, one man had a permit that was revoked. This happened because a soil specialist who worked for the county did not do his job properly. He issued permits that should not have been because of unsuitable soil conditions.

Now the question is this: The property is virtually useless so who is responsible for paying? The arguments:

  • The homeowner is up a creek (which is wrong)
  • Cherokee County is responsible because the permit issued here
  • The state of North Carolina - who licenses and approves soil scientists

It seems to be a finger pointing session with the buck not stopping any where. Although I feel confident it will be resolved soon, it’s a matter of working it all out and going through the hoops. Since the property owner did everything that should have been done, I don’t believe they should be penalized. Now the question is, "Who’s Paying?" The state or Cherokee County?

Well Permit in Cherokee County Update

Cherokee County will be requiring a permit to drill a well in the county as of April 1st.

If you’ve been considering drilling a well on your property, now is a good time to do it to keep from having another expense and hassle. Also, the cost of drilling a well is likely to go up approximately $1 per drilled foot as a result of the additional administrative expense it will cost the well companies.

Alcohol Sales Spur Requests to be Annexed into town of Murphy NC

Since the vote for alcohol sales for both beer and liquor by the drink on January 8th, many places have been requesting for their property to be annexed into the city of Murphy. The new laws states that the alcohol selling establishment must be in city limits. Fact is, state law requires that “satellite” annexations (properties that are considered part of the city limits but do not actually adjoin city limits) be not more than three miles from the town’s limits.

The mayor, Bill Hughes, is really focusing on two main things: Business that have been part of the city limits and paying city taxes for years before the law was in place and on properties that are contiguous to the city limits (only two requests have been made by adjoining property owners). After that, they will begin considering others.

Interesting thing I wonder is will additional services come along with the annexation? Or will it merely be a way to sell alcohol and just collect additional tax revenue? One of our readers commented some time ago when Lowe’s was annexed stating “Annexation eventually leads to eminent domain abuse.” The town will collect an additional [estimated] $7,000 from sales in alcohol alone.

Currently, all the requests are based on businesses hoping to sell alcohol and boost their revenue as a result. Places like Doyle’s Cedar Hill Restaurant, Shoebooties, and The Daily Grind are actually within the limits and are already setting up bars and the like.

Whether you like it, love it, or loathe it, alcohol is now here and it interesting to see how it impacts the town. If you love it, enjoy it! If you hate it, don’t buy it! Your purchasing power speaks more volume than anything.

Hiawassee River Bridge is now connected!

Hiwassee River Bridge

The bridge is connected! The new section of Highway 64 is finally connected! After sitting at a stand still for months, the construction company was finally allowed to connect the final link of the bridge that goes over the Hiawassee River in Murphy, North Carolina. Although we have some time before the road becomes useable for traffic, progress is being made!

The Hiawassee River is a beautiful river renowned for its clean waters and great fishing. It originates from Lake Hiwassee and flows from Murphy NC to the Mission Dam. After the dam, it continues flow all the way to the Lake Chatuge Dam in Hayesville NC.

The new section of 64 begins in Murphy and will eliminate the need to drive down river road through Peachtree. The new road bypasses all of that and heads in a more direct route and reconnects with the existing 64 just past Peachtree and Murphy Medical Center.

Liquor Law Passes in the Town of Murphy, NC

Last week, the town of Murphy NC and Andrews NC held an election on whether alcohol sales could happen inside the city limits. As it turns out, Murphy voted “YES” while Andrews voted “NO.” Don’t get me wrong, both elections were very close and could have easily gone either way. The last vote on this issue was turned down 55% to 45%.

With that said, many restaurants and other stores are moving to obtain permits for the sales of alcohol. Those of you who enjoy drinks with dinner, next time you’re in town enjoying dinner, you’ll have that option! Many restaurants such as Doyles Cedar Hill Restaurant, possibly Shoebooties (pure speculation on my part), and any others that are inside the city limits - which is the catch. I believe we’ll see several requests for annexation of businesses into the city limits since they have to be inside the city to sell beer and mixed drinks according to the new law.

Several convenience stores are battling with their own moral implications in selling beer out of their stores. Fatback’s Citgo is one of high-traffic convenience stores inside the city limits and he remains uncertain as to whether to move forward with alcohol sales. Being in a highly religious and heavily baptist area, many of the church groups have put a lot of pressure against the sales, and many worry about the impact their influence will have.

Final Results on the Vote:

  • Permit on-site sale of malt beverages in Class A restaurants and off-site sale by other permittees in Murphy:
    • Yes - 258
    • No - 238
  • Permit the sale of mixed beverages in restaurants and other licensed venues in Murphy:
    • Yes - 251
    • No - 243
  • Permit the on-premises sale of malt beverages in Class A restaurants in Andrews:
    • Yes - 151
    • No - 178
  • Permit the on-premises sale of mixed drinks in licensed venues in Andrews:
    • Yes - 152
    • No - 178

Did you know Anheuser Busch made this many varieties of beer? All of this could be coming to a convenience store near us…

Cherokee County Schools rank OUTSTANDING in US News Report

Cherokee County Schools ranked outstanding in a poll done by US News. They surveyed 18,790 schools in 4o states. When all was said and done, only 505 (3%) received a gold or silver medal. 1,086 (6%) were awarded a bronze medal.

The 2008 U.S.News & World Report America’s Best High Schools methodology, developed by School Evaluation Services, a K-12 education data research business run by Standard & Poor’s, is based on the key principles that a great high school must serve all its students well, not just those who are bound for college, and that it must be able to produce measurable academic outcomes that show the school is successfully educating its student body across a range of performance indicators.

We analyzed 18,790 public high schools in 40 states using data from the 2005-2006 school year. This is the total number of public high schools in each state that had grade 12 enrollment and sufficient data to analyze for the 2005-2006 school year. A three-step process determined the best high schools. The first two steps ensured that the schools serve all of their students well, using state proficiency standards as the measuring benchmarks. For those schools that made it past the first two steps, a third step assessed the degree to which schools prepared students for college-level work.

College readiness. The first step determined whether each school’s students were performing better than statistically expected for the average student in their state. We started by looking at reading and math test results for all students on each state’s high school test. We then factored in the percentage of economically disadvantaged students (who tend to score lower) enrolled at the school to find which schools were performing better than their statistical expectations.

For those schools that made it past this first step, the second step determined whether the school’s least-advantaged students (black, Hispanic, and low-income) were performing better than average for similar students in the state. We compared each school’s math and reading proficiency rates for disadvantaged students with the statewide results for these disadvantaged student groups and then selected schools that were performing better than this state average.

Schools that made it through those first two steps became eligible to be judged nationally on the final step: college-readiness performance, using Advanced Placement data as the benchmark for success. (AP is a College Board program that offers college-level courses at high schools across the country.) This third step measured which schools produced the best college-level achievement for the highest percentages of their students. This was done by computing a “college readiness index” based on the weighted average of the AP participation rate (the number of 12th-grade students who took at least one AP test before or during their senior year, divided by the number of 12th graders) along with how well the students did on those AP tests or quality-adjusted AP participation (the number of 12th-grade students who took and passed (received an AP score of 3 or higher) at least one AP test before or during their senior year, divided by the number of 12th graders at that school). For the college readiness index, the quality-adjusted AP participation rates were weighted 75 percent in the calculation, and 25 percent of the weight was placed on the simple AP participation rate. Only schools that had values greater than 20 in their college readiness index scored high enough to meet this criterion for gold medal selection. The minimum of 20 was used since it represents what it would take to have a “critical mass” of students gaining access to college-level coursework.

The top 100 high schools nationwide with the highest college readiness index scores were ranked numerically (ties were broken using the average number of AP exams passed per test taker) and awarded gold medals. The next 405 top-performing high schools nationwide based on their college readiness index earned silver medals. An additional 1,086 high schools in 40 states that passed the first two steps were awarded bronze medals.

We’ve moved! With the new office building up and running, we’re almost at full force again! 18,000 square feet of beauty, it is truly an impressive professional office building. Cornerstone is bring a new level in Murphy.

We have yet to have the new sign installed and the internet up and running, but its coming! We’ll keep you posted as more comes along.

We’re Officially Moving!

Great news! We’re changing (and certainly upgrading) our location to 4800 US Highway 64 West in Murphy. The owner/broker of our office, David Ritz (recognize the name? He’s Jessica’s brother!), is not only creating a new real estate office, but a the nicest professional building in the entire town of Murphy - or for that matter, Cherokee or Clay County! With office space for lease on the 3rd level, REMAX on the second level, and retail/office space on the first, this is truly raising the bar

Officially named Cornerstone, it was presented with many names. I had the idea of letting everyone in the area try their hand at the name, so that’s what we did! David ran an ad in the Cherokee Scout newspaper with a write in slip offering their name. The Ritz, The Rock, Ritz-o-Rama, The Compound, and many others came in. Cornerstone was selected, and we gave away a dinner at Enrico’s Italian Restaurant in Hiawassee.

We should be moving in tomorrow so long as Verizon is able to switch over the phones in time. As soon as that happens, we’ll start moving! It’s a gorgeous building and you’ll have to stop by and see it! Gorgeous rock fireplace, scraped hard wood floors, BOLD colors, and more than I can describe - just come see it for yourself! There will be a grand opening, we just don’t know when yet.

Can’t wait to see you in our new office at Cornerstone!
