This is the new wing being added on to the back of the Court House

One of Murphy NC’s most historic and recognizable landmarks is under construction! Not only is it getting an interior remodel, it’s getting a whole new wing added!

The new Cherokee County Court House is being designed and expanded to fit the large majority of county operations. It will help consolidate the many offices that are scattered all over town. Offices that directly affect real estate, such as the tax office, mapping department, and register of deeds, will all be located in the new building.
Personally, I’m excited the Cherokee County Commissioners chose the route of updating the existing court house! Many of the other counties in Western North Carolina have opted to build a brand new courthouse rather than update the existing. In many cases, the county really didn’t have a choice because of building or space constraints. However, since the old jail was demolished, Cherokee County had the space to expand the existing building. This helps keep the rich history of Cherokee County and its many court houses alive. After all, it’s one of the very few marble court houses in America! And since it is made of marble quarried here in our area, it makes it that much more special. It’s truly an impressive building!
I’m looking forward to having it completed and when you are driving through downtown Murphy, be sure to check out there progress as you drive by!

Tonight was the night! That’s right – the Relay for Life was in downtown Murphy NC at Konaheeta Park! Fighting cancer is an extraordinary cause and thousands of dollars were raised! I didn’t get to hear the final figure this year, but I did catch it was actually in the tens of thousands of dollars. This is a perfect example of how our community pulled together to make excellent things happen! Many businesses, churches, families, friends, and more pulled together to make 2011′s Relay for Life a huge success. We had a blast – and thank you to everyone who worked hard to make it happen! We certainly hope to see you next year too! :)

When folks look at their tax value of their real estate in Cherokee County (which encompasses Murphy NC, Andrews NC, and many others), it looks awfully good – if you sell it for that price, that is! However, there’s a substantial disconnect of what the tax assessed value vs. the price real estate is actually selling for.

When we do a market analysis for a prospective seller on a piece or real estate, we use many different approaches to come to a final valuation to determine what we can expect the home or land to sell for in today’s real estate market. One of many things is the tax assessment value.

We’ve been tracking what homes actually sell for vs. their assessment value. We’ve found that, on average, homes are selling for 70% of their tax value. For example, that means a home with an assessment of $100,000 sells for $70,000, on average. Although it amazes me how accurate this can be in a substantial amount of homes, we still find “outliers” where this doesn’t apply. For example, land can fall way outside these parameters in either direction. One large factor is how long the owner has owned their real estate. I’ve noticed the longer a property is owned, say 30+ years, the values tend to be closer to the market value. There are also other factors as well.

As we speak, Cherokee County is working on the new re-evaluation of all the real estate in the county. This is a massive undertaking! To ensure they are as accurate as possible, they have hired an outside and unbiased appraisal company to help hone the values. The new evaluation is scheduled to become “active” on January 1st, 2012. It’s very likely residents and property owners will be notified of their new evaluation a few months before it becomes active.

The first work day in 2011 has officially began, and it is a time for us to get a kick start on the New Year and truly enjoy the opportunities before us. As I get ready to officially hit the grindstone, I thought I would share our New Year’s with you and even some pictures from it.

This year we celebrated the rolling in of 2011 at the famous Possum Drop in Brasstown NC at the famous Clay’s Corner! It was a LOT of fun and was even featured on CBS’s Sunday Morning television show yesterday! The live redneck drag show, great music with banjo pickin’, a FANTASTIC fireworks show, and of course, Opie the Possum, and all the other spectacles make for one of the most fun and unique celebrations in the United States – and it’s right here in Brasstown (which is only 5-10 minutes from Murphy NC). Right at midnight, Opie the Possum was lowered and the crowd of at least a thousand people cheered! Clay Logan, the man behind the Possum Drop, did a wonderful job this year and even remembered to remember our Veterans and those lost at war.

Because of where we’re positioned with the TVA and availability of power through the Blue Ridge Electric Membership Corporation, Murphy NC is a prime location for solar electricity farms to help power our area. With that said, a new facility is being built on Burger Road in the Ranger Community of Murphy, which is on the western side of Cherokee County. This new facility is scheduled to be a 990 kilowatt system, which is enough to power 140 homes.  Generating no pollution, it’s a great way to help make Murphy NC Green! ;-)
